A SELLER’S GUIDE · LAS VEGAS & SOUTHERN NEVADA

Cash offer or listing?
Find your fit.

Listing may bring a higher sale price. A direct offer may simplify preparation and timing. Compare what you could keep, what the agreement requires, and what fits your plans.

01 / YOUR OPTIONS

Two paths.
Different trade-offs.

Listing your home

A listing can expose your home to a wider pool of buyers. If maximizing the sale price is your priority and you can accommodate the selling process, it is worth considering.

  • Preparation: discuss repairs, presentation, and pricing with your agent. A home can also be listed as-is.
  • Costs: brokerage compensation and other selling expenses depend on your agreements. There is no single required commission rate.
  • Conditions: showings, inspections, appraisal, and buyer financing may affect the transaction.
  • Timing: finding a buyer and satisfying the contract terms can take time. A listing does not guarantee a sale.

A direct cash offer

A direct offer gives you a specific proposal to evaluate without a traditional listing. A lower offer may reflect the buyer’s expected repairs, resale costs, risk, and profit.

  • Preparation: an as-is offer may let you skip repairs. Confirm any cleanout or other obligations in writing.
  • Costs: compare every fee and deduction. A cash offer does not automatically mean there are no costs.
  • Conditions: ask about inspections, price adjustments, cancellation rights, who will buy the property, and any right to assign the contract.
  • Timing: cash may remove a mortgage-financing condition, but title work and other contract requirements still matter. Closing is not guaranteed.

“As-is” and “cash” describe different things. As-is concerns the property’s condition; cash concerns how the purchase is funded. A listed home can sell as-is, and a listed buyer can make a cash offer.

02 / THE NUMBERS

Compare what
you could keep.

Start with the proposed price, subtract the selling costs and the cost of waiting, then account for loan payoffs and other obligations. The highest price is one part of the comparison.

Hypothetical example only. These made-up amounts explain the calculation. They are not local averages, an estimate of your home’s value, an offer, or a completed Vegas Offers transaction.

Illustrative amounts for the same property
Assumed amountListingDirect offer
Sale price$350,000$310,000
Selling costs, including escrow and title fees−$18,000$0
Preparation and repairs−$15,000$0
Carrying costs while waiting to close−$4,000−$1,000
Subtotal before excluded costs$313,000$309,000

The subtotal excludes loan payoffs, taxes, liens, and any other applicable costs. The $18,000 listing cost is a combined assumption, not a standard commission. The direct-offer scenario assumes no seller selling charges or repairs; confirm all costs in the actual written agreement. Carrying costs are assumed utilities, insurance, maintenance, and financing costs during the wait.

Listing leaves $4,000 more in this example, before the excluded costs. Different prices, preparation choices, closing dates, and contract terms could change the result substantially. Excluded costs may differ between the two paths. Use written estimates and current payoff figures to compare your own options.

03 / BEFORE YOU COMMIT

Ask for the
whole picture.

  1. What would I receive after all fees, costs, and payoffs?
  2. Which repairs or cleanout tasks would I be agreeing to complete?
  3. What inspections or other conditions could change the price or allow cancellation?
  4. Who is buying the property, and can the contract be assigned to someone else?
  5. What closing date is in writing, and what happens if either party cannot close?

If an offer or contract is unclear, get answers before signing. An independent real estate professional, attorney, or tax adviser can help with questions specific to your situation.

A CONVERSATION COMES FIRST

What to expect
from Vegas Offers.

Vegas Offers is operated by S7 Holdings LLC and is based in Las Vegas, with a focus on Southern Nevada. We also consider properties in other U.S. markets; availability depends on the property and market fit.

Our offer process is for an as-is sale, with escrow and title fees covered under the agreed purchase terms. Existing mortgage balances, liens, taxes, and other obligations are separate. An inquiry does not guarantee an offer.

You’ll have the opportunity to review everything and ask questions before committing.
